FEATURES // The owners wanted a contemporary home with large open spaces upstairs for entertaining & to take in the ocean views. They have adult children who come home to stay from time to time & wanted a multi purpose use for the lower level in the future as potential home office & guest accommodation. There needed to be a small computer station upstairs as well, which has bi-fold windows to open it up to the space of the stairs & alfresco. The main level for the owners was the first floor. The views are to the west from Bedroom One & Living so special glass was used to insulate the internal spaces from the setting sun. The garage with the floor finished in polished concrete can be used as an undercover area for entertaining at the pool level with the rear wall opening up if required.

Use of polished concrete, timber floors, reeded decking & washed concrete to Pool area, aluminium semi commercial joinery, stainless steel & glass balustrades, glass including translucent laminate, rendered brick & timber infill fencing, limestone & contrasting paint colours give the facade a strong composite presence. The brick balustrade to the Master Bedroom allows privacy while taking in the view to the ocean.

BUILDING DESIGN PROCESS

The main issues to deal with where the sloping site with the requirement for no steps & vehicle access from the rear. The multiple generation living requirements, universal access & the flexibility for all occupants to live at any level required much thought & planning. Many meetings and alternative layouts where considered. With north to the road we also needed t o achieve northern access from living areas while retaining privacy. The first floor level is a self contained apartment complete with kitchen & laundry. Access to a communal entry, lift & stairs allows for this area to be used by any or all generations as required by the family. There is a guest bedroom at the first floor level for overseas relations. There are two bedrooms at the rear of the ground floor with a separate entry to minimise acoustic issues for the different comings & goings during the course of the day and night. It is becoming more common for the requirement for multiple generations in one home. The need also for universal access is increasing as more people wish to stay in their home as they age. Steps have been kept to a minimum & a ramping path on the east side allows wheelchair access to the home via the family room. All external doors have wheelchair access sills & stainless steel drains & grates to allow for drainage. There is the ability to park 4 cars on site-two covered in the garage & two accessed separately from the laneway, secured behind electric sliding gates. The deck to the front links with the lower level main kitchen/dining/family & overlooks the park. Due to the single level the ground floor is approximately 1000 higher than the landscaped courtyard & verge. This allows unobstructed views of the park from the ground floor deck while remaining visually private behind the screen wall. The home has 5 double bedrooms, 4 bathrooms, 2 powder rooms, 2 living/dining areas, 2 kitchens & a home theatre. The overall house is 477.32sqm (including garage & balconies)

  • The owners wanted a contemporary home with large open spaces and built to take full advantage of the magnificent views overlooking the river from the rear of the home, there is no brickwork on the walls facing the river it is all glass. And as they have three teenage children they wanted to create a comfortable family home to suit their lifestyle. The design allows for all bedrooms, Main Living areas and the Kitchen to have river views and access to balconies and decking areas.
  • The Undercroft area accommodates the teenagers giving them their own games/entertainment room, kitchenette and study area complete with built in bookshelves.
  • The ground floor has the Master Bedroom, Main Living/Dining/Kitchen area all with access to the Balcony which is fitted out with a BBQ area. The Dining/Kitchen area has bi-fold doors that open out onto the Balcony. The Kitchen has a walk in Pantry with a working bench space. This floor also incorporates a Theatre, Alfresco/Front Sun Room on the north/eastern corner, Study and 2 x Double Garages.

BUILDING DESIGN PROCESS

The owner’s understood the micro climate of their site, having lived there for many years in a two storey house. Roof access was used to ascertain extent of views & possible impact of future development in the view path. Allot of valuable information from scaling the highest vantage point. It’s hard to design for views when they are merely assumed. Prevailing winds were an issue so two outdoor areas were designed, one to the view & one completely protection by the building itself that overlooked the pool. The ground floor level is self contained for visiting relatives & adult children & can be accessed without disturbing others on the top floor. It is separately zoned for acoustics & heating & cooling. There are views from 2 lower bedrooms overlooking the pool. The lower level living area leads onto the outdoor dining & pool & also the protected front courtyard which leads to the studio & garage. There is the ability to park 4 cars on site-two covered in the garage & two down the side of the house. A side entry garage also allows for off street guest parking. A studio is located at the front of the home on the ground floor for client access, independent of the home. A heat n glo fireplace was located centrally off the dining, between the kitchen & family areas. A corner window in the upstairs dining room frames the view of Rottnest.

EXTENDED DESIGN SERVICE

As a standard part of our design approach, Interior Design & Landscape Design are all part of the service. There is overlap between the design consultants &, therefore, is integrated as early as possible for the best overall design outcome. Our Building Designer & the owner’s of the Trigg residence worked directly with our Interior Designer & Landscape Designer during the course of the design process & also on site. Our clients find it reassuring to know that all the aspects of design are considered from the very beginning.

ENERGY EFFICIENCY

The home has aircell insulation in the cavity walls & comfortplus glass to all windows & doors. R3 batt insulation & 50mm anticon were used in the ceiling & roof space. The two storey entry void is a heat sink in winter. Cedar bifold windows, over the study desk in the dining, can be opened to allow naturally heated air to enter the main living areas in winter. Likewise, remote controlled louvred windows to stair void have been statically placed to allow the sea breeze to enter the main living area in summer. Louvres are best suited to controlling the amount of breeze which is important in locations close to the coast. In summer the entry & void acts as a separation from the western sun while still allowing views via the cedar bifold window. In a way it’s a double glazed affect with a large air cavity. Had the upstairs living been directly on the west side there would be more heat gain & less assess to views because of council restrictions on overlooking. The owner’s have said they have rarely use the air conditioning. The ability to naturally cross ventilate coupled with the insulated envelope has worked well to allow the owner’s to live comfortably without high energy costs. The master bedroom upstairs living, & two lower bedrooms have north facing windows overlooking the pool area. The outdoor dining has an operable louvred roof to allow winter sun to penetrate the downstairs living.

They also wanted the home to feature separate zoning down to the lower level and contain a second master suite on the ground floor for their future living plan. Lots of colour was another stipulation. While the site features extensive potential for river views to the north-east, site access was the main obstacle faced by us due to the steep, sloping nature of the land. THE SOLUTION In order to afford our clients the best possible views of the river and enable adequate site access, Glenway Homes designed and built the home over four levels. It features a lower garage, under croft, ground floor and first floor. Aesthetically and design-wise, the home is ultra contemporary and this is immediately evident from the external facade – bold splashes of red contrast effectively with grey and white. The curved roof is a striking focal point and adds to the futuristic feel of the home. The home’s impressive entry is another key design feature. Featuring a pond, timber decking, water wall and curved canopy over the door, the area is not only eye-catching; it sets the tone for the rest of the home perfectly. Natural light pours into the home through bi-fold doors and windows that span the entire rear facade of the home. They allow for extensive views of the river to the north-east from each of the four levels. The glass also encloses the outdoor areas, which means they can be used all year round. In accordance with our clients’ wishes, we designed and built a concealed scullery/wet kitchen and pantry behind the main kitchen. This area serves as a place for food preparation and cleaning, and keeps the main kitchen neat and tidy while entertaining guests. Other standout features within this home include the plywood-lined ceilings in the outdoor living and dining areas, balcony and entry canopy. Kitchenettes exist at both the lower and upper levels, there is a three-level elevator and a second garage at the lower level makes for extra parking space. The lower level is self contained and can be closed off if not in use but serves as accommodation for adult children, currently living overseas when they come to stay.
